Property Description |
‘ The Colby House ‘
A 1916 Victorian, originally a 5 bedroom now a 4 bedroom with 1 ½ bath and 2 room basement.
Lot’s of remodeling in last 3 years, all new water lines and pipes starting at the water meter plus a new water softener and tankless instant gas water heater (endless showers). All new wiring starting with new service entrance and breaker panels, than new wires and fixtures throughout. Central gas heat has been installed, some of the ducting is still to be done in some rooms. The floor in the upstairs sunroom and down stairs bathroom and ½ of the laundry room have been replaced. A section of the back roof was completely rebuilt and 1/3 rd of the roof has new metal roofing starting in the back, there is enough new metal roofing to complete the back half of the house. The ½ bath upstairs is started but not done.
Plus the metal roofing there is bunches of rolls of insulation, 5 antique doors, a bunch of antique clear finished baseboard molding and door and window molding, to replace painted ones, easyer than stripinng, I think there is enough R-board to insulate the shop, the house is about 80% scraped and painted with Kilz Exterior Primer there is about 7 gallons left, bags of concrete and mortor mix, a toilet for upstairs, even a used dishwasher and a hot tub in need of repair, plus other stuff.
The old garage was moved to the back yard next to the shed and built a new 20’ x 60’ shop with a sliding 12’ door and 2-stall carport on the front. It has a 220-breaker panel and lots of lights and plugs.
Inside is a very extensive woodshop with 20 inch planer, 3 hp shaper, 10 inch cabinet saw, 10 inch radial arm saw, a wood lath and a metal lath, 3 bandsaws, 220 volt air compressor, 6 inch belt sander, mortising machine, drill press, tool grinder, spindle sander, 6 inch jointer and miter saw to mention a few. For $5,000 extra I can leave enough machines to have a very well set up shop.
All on a very large lot with a big back yard and large shade trees. There is also a merry-go-round and a kids club house. There is an outside entrance to the basement that has 2 large rooms.
We really like this house and I just got the shop set up the way we like it. The reason we are selling it is because we are moving into a smaller house here in Kensington for when we are here. Otherwise we have been restoring a 42 ft yacht in Montery Bay, California and we like it so much we have decided to move on the boat and visit here, and we just have too many projects going and don’t have the time to play with this one.
Like I said we have another smaller place here in Kensington and our kids and grand kids are here. We no longer need this big house and shop, so we fully intend to have this place sold by the end of Sept. so we can be on our way back to California in Oct.
So don't be fooled by the low price, It is worth much more than this and with just a little more finish work would be worth $40,000 or more. We just don't want to take the time I am retiring and we are going fishing.
With a minimum of $ 5000 down we will do ‘owner financing’. |
