5br - Duplex - Fully Remodeled 3BR/2BA and 2BR/2BA


Property Description

Beautiful fully renovated duplex in Fall Creek on the hill side of Linn Street. One unit is a 3 BR/2 BA and the other a 2 BR/2 BA. I renovated so that I could be comfortable living in it- so, this is not the typical run down rental. The house has high efficiency windows and lots of insulation. The insulation was put in not just the outside walls, but interior ones as well to reduce sound transfer. The units were separated according to code with firewall separation and separate integrated fire and carbon monoxide detection systems.

The 3 BR unit has a grand entrance room with a nearly 15 foot vaulted ceiling, many windows, an incredible custom built wood staircase and wood floor. The kitchen is very large with new maple cabinets, granite countertop, refrigerator, high BTU stove/oven, double sink, ultra quiet deep dishwasher, built in microwave, and Instahot hot water heater for tea and coffee. The three bedrooms are large with many windows, vaulted ceilings, and ceiling fans. Each bathroom has high quality ceramic tile, soaker tubs, vanity lights, heaters and separate showers with rain shower heads.

The 2 BR unit has newly refinished wood floors in the living room and one bedroom. The kitchen is of similar style to that of the 3 BR, but smaller- new maple cabinets, granite countertop, double sink, gas stove, refrigerator, dishwasher, built in microwave and 2 built in wine refrigerators. Although I am not much of a cook, I have had several excellent cooks for roommates who have praised the kitchen for its design and ease of use. Both bedrooms are large with ceiling fans- one has a wood floor and the other a Berber carpet. This unit connects to the basement which has ample storage space- most of it has a concrete floor and lots of headroom.

Both units have high efficiency gas furnaces. There is also a working, but old furnace that shares a plenum box with the 3 BR unit, and is meant to be used in the event that there is a problem with heat in one of the units. Both have their own water heaters. The electric and gas have been separated with almost completely new wiring and plumbing. Water could be separated as well with a little effort.

The house is situated on quaint Linn Street on the hill side- so; there is not a house directly behind this one on the same grade. Lots on Linn are of various depths- they seem to alternate shallow to deep. Mine is deep, extending well up the hillside. Half way up there is a plateau that offers a great opportunity for a deck or garden. The front of the house has a large “L” shaped covered porch and a unique small patio, I and past tenants have loved it- it allows for a place to read, work on the computer, have dinner, or sit with friends and soak in the great neighborhood!

I have rented the units out for almost four years now and have no problems renting it- units often rent within a couple days of posting ads and transitions between renters have been as little as a half day! People recognize that this is not the ordinary rundown Ithaca rental, it’s nice and there is little competition for units of this quality. I have also rented these units for graduation weekends. The rents are very reasonable for the quality and that is reflected in the almost zero down time between rentals. The 3 BR rents for $1485 a month and does not include utilities. The unit I have lived in rents for $1100 a month and I have often rented one room out while I’m here for about $525 a month.
The house is located one block from the #10 bus stop that runs every ten minutes up to Cornell making this a highly desirable location for graduate students. It is just down the street from Fall Creek Elementary School. Cascadilla gorge is a block away and Fall Creek gorge is minutes away. The Commons is a short walk, putting all of its amenities at your fingertips.
I am selling the place without a realtor which will allow us both to save money! The price is $285,000. The house is approximately 2400 sf. If you compare this to other houses that have sold you will find this to be an excellent value. Rent for the 3 BR is $1485 and the 2 BR is $1100 there are tenants in the 3 BR side now and I live in the other. I must respect the tenants and therefore need to give advance notice to show.
