Right in the HEART of the Bakken Oil Fields, Crosby is expected to grow to 5 times what it is now, within the next 10 years, and it's already more than doubled in the last year. The town is small and has a wonderful "everyone knows everyone" feel and people are friendly. With all the oil workers in town, there aren't many places to live. So, along with this deal comes a 3 bedroom house that is very livable, but does need work. We've lived in it for the past 5 years, so if you're handy (unlike me), you could have a pretty nice house fairly easy. The house is about 6 blocks from the bar, so you can even walk to work. The bar is right on Main St. in the center of town, where there is good business with regular customers coming in at all hours of the day, as well as visitors from Canada and all over the USA. Crosby is the County Seat and hosts "The Threshing Bee" as well as the County Fair and numerous parades and down town street dances. This bar is within the blocked off streets, and patrons are able to drink in the street at those times.
This bar is the oldest existing bar in town and has a great reputation and atmosphere. The bar is about 1800 sq. ft., and has an occupancy of 74. Dimensions are 22' x 60' + storage of 13' x 17' + storage of 6' x 8'. This bar is in good condition for its age, is running now and did very well last year. 2 new 200amp breaker boxes and a new electric furnace/AC were all installed last year as well. There is a half basement that runs the entire length of the bar front to back. There are 2 old arcade machines in the basement that will stay. One is an old bowling machine and the other is a pistol shooting game with the pistol mounted on a pivot. Neither of them work I'm sure. All inventory and equipment is included with the bar. We do not serve tap beer, but taps could be installed easily. There is at least $10, 000 worth of liquor inventory alone. There are 3 coolers, 1 freezer and 1 fridge. There is a popcorn machine, ice machine, change machine, ATM, microwave and convection/roaster oven. From Sept. - April is pool and dart league. We have two pool teams and two dart teams that play every Wed. night. The pool table, dart machine and jukebox are owned by a different company and the owner of the bar gets 30%. Also revenue from rental space for 2 gambling (Pull-Tab) machines can be up to $100 per month each. The pool table light is custom made with the bar name. Pictures show 2 pool tables, but we removed one table to make room for more customer tables and chairs. You will also get all rights to the logo and its use. I've been told the Logo is valuable if used right and it could be franchised, because it's catchy, looks good, is specific to what is inside and can fit any area of the country. The front has new log siding and the sign lights up, but is not connected yet. This sign alone cost $6,000 to have made and is 5' tall. All distributors are on a COD basis. At this time we work 9:00am - 1:00pm Tuesday, Wednesday and Thursday to order and receive inventory and train the new day manager. We also work Sunday and Monday 9:00am - 6:00pm. We have a day bartender (working into management) who works 9:00Am - 6:00Pm Tuesday - Saturday and have two other bartenders who work nights. We also have a waitress on call. She usually works Wed., Fri., and Sat. and is training as a bartender. These are all great people and work very well. There is a large safe which serial number dates back to 1871-1890. This safe works and is about 3 1/2' high by 3' wide by 3 1/2' deep outside and about 18-20" wide by 24" high and 18-20" deep inside. This safe has double doors. As stated, this is the oldest existing bar in town. It does need some work, but what 100+ year old building doesn't. It is in good solid working order, for it's age and will last for many years to come.
Licenses for the bar are applied for each year with the State and the City of Crosby. Licenses include; State Liquor On-Site and Off-Sale (to go) ($200 yr.) , State Tobacco ($15 yr.), State Limited Restaurant ($90 yr.), City Liquor ($875 yr.), City Beer & Wine ($875 yr.).
New owner will have to apply for all licenses.
This bar also comes with Wi-Fi and the WEB DOMAIN NAME for 10 years!!!!!
I bought this domain name last year and it's good for 10 years.
I have a friend who put the site up now, so you can visit it at; www.homesteadsaloon.com and it will be included in the sale. Buyer will have to renew in 10 years minus a few months.
We also have a license through both ASCAP and BMI, for karaoke / live music up to 3 nights per week.
Both of these licenses together cost about $1,000 per year. New owner can revise the contract.

The house is two story, was built in about 1912 and updated in the 50's. Main floor kitchen, dining and living rooms. Upstairs is 3 bedrooms and the bathroom. Bathroom has an original claw foot tub. House needs new roof and some basement work. Everything else is cosmetic. It has a single car detached garage that needs a roof as well and a good front door. The lot is about 45' x 140' and is mostly back yard and parking. Most of the windows are double pane and the doors are steel. The furnace is propane, about 8 years old and has been serviced every year. There is a 750 gal. propane tank in the back for heat only. Propane costs us about $1,500 per year. Electric is about $75-80 mo.. The house has a full enclosed front porch and a plastic shed out back that is about 6' x 6'. There are clothes line poles in the back yard and the property is almost surrounded by corrigenda bushes. It also comes with almost new front load LG washer and dryer, glass top stove and fridge.

This years property taxes were $290.42 on the house and $438.50 for the bar. Both are paid for this year. We own both properties outright and would like to cash out and retire.

We'll need time to close any deals on the purchase of a new place.
We will stay and help the new owner get use to the routine of ordering and deliveries as needed.
There are also a few personal items I want to keep from the bar, but very few.

We will continue to do business and upgrade the building until the business sells.
The price will eventually reflect the upgrades as needed.
