I have lived in this neighborhood since 2003. Houses in this neighborhood always sell very fast when listed by a Real Estate agent and advertised on the RMLS. I will list the house on Craig's List for 1 month. If The house does not sell during that time as a For Sale By Owner, I will have a Real Estate Agent list it. But the starting price will be higher to make up for the fee's they charge to sell it. So this is a 1 month chance to buy it under current value through a FSBO. Once listed by a Real Estae Agent it will sell within 1- 1 & 1/2 months, no doubt about it. . ...
Even if the house is sold today I need to live in it until 1-31-2013. So that would need to be in the sales contract. Of course any one can have the house inspected by an inspector any time. I still have the paperwork from the inspection I had done when I bought the house, anyone is welcome to see the paper work and the house is still in the same condition.
The house is in great condition and in a great neighborhood, with friendly neighbors. I am moving to CA to be closer to family and that is the only reason I am selling the house. I will miss this house greatly, not an easy decision to sell. . ... Come by and talk with neighbors/look around and see for yourself. . ..
If you would like to schedule an appointment to come take a look at it, just email me through this post or call me at (503) 522-8879 my name is Seth.
Again if you think it is a house you would be interested in don't wait, houses around here sell very fast. That is NOT a sales pitch it's the truth, ask any realtor who has sold a house in the Piedmont Neighborhood of Portland . . .. . .
