5br - 1850ft² - Historic Montpelier Home for Sale


Property Description

This is a fantastic Montpelier, Vermont historic home built in 1870 and is in exemplary condition. Hardwood floors on the 1st and 2nd floors as well as the stairs and banister bring a woody warmth to the environment inside, with the third floor being wide board painted floors. There is a total of 9 rooms with three per floor, a classic design for many New England home of this era. On the first floor there are lovely hallway and entry foyer featuring an antique wood front door (refinished last Summer), French doors leading off the foyer into the living room (I use this room as my office/studio), and a large window looking out into the yard. Moving down the hall you enter a large dining room with a built in hutch/bookcase (I use this room as my living room), with a lovely wood ceiling fan with lights, then into a large kitchen with a new fridge and more than ample cabinet space above and below the sink and stove areas, and next to the kitchen is also a large half bath with its own window. The 1st floor ceilings are classic dropped ceilings made of wood. Up the natural wood stairs leading from the front foyer to the 2nd floor, there are three large bedrooms with ample closet space. At one end of the beautiful hallway is the full bath with tub, and at the other is a large foyer which matches the space of the entry foyer below it, with two large windows allowing lots of light, and because it is situated outside the front bedroom entrance makes for a nice sitting, reading, office, or exercise space. The door which accesses the stairs leading to the 3rd floor is opened here where three more rooms with walk in closets are found. The front and back rooms are large bedrooms, with the middle room easily used as an office, sitting room, etc. The very large front room also has a skylight allowing this room to be the brightest in the house and makes a great bedroom or an artist's studio. All rooms on the 1st and 2nd floors have been painted beautifully with warm rich decorator colors, giving each room its own environment, but with a unity created by a rich creamy color on all of the woodwork and ties the house together with taste. The third floor walls are bright white with the floors a bright cream-like color with some light colored carpeting in the room centers. The house has been maintained impeccably. So whenever a situation occurred such as very old plaster ceilings showing severe wear in the 2nd floor bedrooms, repairs were done quickly so that all of the second floor bedroom ceilings are now new with sheet rock used to replace old plaster. All plumbing is up to code, as is the electric throughout the first two floors, with some knob and tubing on the third floor. All old fuse type boxes were replaced with modern switch panels. All kitchen appliances are on their own wiring connections as required by law. An extra 4 plug box connected to its own breaker were added at floor level in my studio to accomodate my computer, studio, and office equipment. Another of the same is in the living room to accomodate the pellet stove and more. There is also another in the 2nd floor middle bedroom for children who may need to have their own computer and electronics connections. All antique hardware on doors, drawers, etc., has been kept wherever possible.
A very large storage shed with two separate storage rooms (one with a window) is attached off the back of the house, and is accessible through the kitchen or it's own door on the back. It is where I store tons of pellets in 40lb. bags making it very convenient to open the door in Winter without going outside, and easily grabbing a bag of pellets for the stove. Recycling and trash cans are also stored here and easily accessible, keeping recycling bins and trash out of view and not taking up floor space in the kitchen or a hall like so many people have to do.The newly renovated lovely back porch is also accessible from the kitchen. The three floors encompass roughly 1850sq.ft. There is a brand new oil heating system which was installed this past March (2012) along with a new oil storage tank, new chimney liner with the oil burner and gas hot water heater both venting into the same chimney as required by law today, and a four year old Quadrafire pellet stove in the living room that has a lovely gold framed glass door so the flame lights up the living room with warmth and bright light even with the lights out. It has saved me literally thousands of dollars over the last four years as it cut my heating bill by two thirds, with an average of about $1500 in a heating season including pellets, oil, and extra electricity needed in heaters when the temperatures really dipped. I found it is cheaper than the cost of oil. Using oil only as a heating source would run at least $4500+ a season at today's prices. Last Winter oil averaged $4.15 per gal., and trhe average New England home uses approximately 1100 gallons per season. All 20 windows in the house have been changed out over the years to modern easily maintainable energy saving dual pane glass windows, which fit the house decor perfectly as they have white casings. With an excellent high quality "strapped and ribbed" metal roof installed in 2002, there is absolutely no snow or ice build up... at all! It is what is called a "cold roof" and is the best kind of roofing to have in a snowy climate, and is designed to last easily 30 years as opposed to asphalt shingles which in this climate due to severe icing last 10 to 15 years. The front porch is finished off nicely having been completely rebuilt in 1998. The porch ceiling was stained and left as natural wood instead of painting so as to compliment the wood storm door (refinished last Summer) with its large window space, which in turn enhances the effect of the heavy antique wooden front door nicely, and itself was refinished just last Summer. The storm door screen and storm window replacement with their wood frames are both provided.
Many people know this house and pass it on their way up to Hubbard Park which is a three minute walk from this house. One of the great things about this neighborhood, called The Meadow, is that because it backs up into the mountain which encompasses the park, there are no through streets, and therefore minimal traffic is encountered. Only those who live here come into the neighborhood, or those visiting Hubbard Park. It is also flat and has it's own small city park, Summer Street Park, right around the corner where neighborhood Summer festivals are held. It's a perfect area for a family, and there are indeed it is a family neighborhood. The house itself is connected by a garage wall to a much larger house which faces Elm St. (222 Elm St.) which was built in 1850 by the same family, the Branfords. The architecture of the two houses is completely different as the front house has two floors with large peaks all around and measures about 2700sq.ft. That house was built in 1850. The family then constructed this house in 1870, and added a carriage house (now a garage) off the back of the front house kitchen using my east wall as the the opposite wall. It is not a load bearing wall, but simply connected. In other words, remove the garage and there are two homes. These are actually completely separate buildings, separate foundations, separate sewage and plumbing, and separate electricity. With ten feet of dead air space between the houses, no noise whatsoever transfers through. This is not a duplex with the shared wall situation like most condos and duplexes. I clarify all of this because over the years so many people have asked me about it believing that this was one huge single home. It is the only property in Montpelier like this and is unique. And because banks and the city of Montpelier require any dwellings joined in any way be legally registered as condominiums, I did so in 2004. I owned both houses for many of the 22 years I have lived here, renting out the other as two apartments. I made the condos and sold the front to a wonderful family who inhabit the entire house now.
In addition, the condo by-laws specify that each owner is responsible for their own home, preventing awkward financial situations that can and do arise in most typical condo situations. The only expenses shared are a small cost liability insurance policy for the yard and grounds which is $400/yr., and plowing which averages $600/yr. These are split evenly between the two 'units' ($500 each total.) You really have to see this house. It is a great deal in the best Montpelier neighborhood which is very family oriented and quiet, minutes from Hubbard park, and yet within easy walking distance to downtown, schools, shopping, entertainment, cafes and bookstores, etc.
