We have not yet received your payment as referenced above which was due on the first of the month. If you have not yet made your payment, please do so immediately.

You are (or soon will be) in default of my mortgage with you. This is notice that you must cure this default by bringing your mortgage current no later than

If you fail to bring your first mortgage current by that day it will result in acceleration of the sums secured by this mortgage, foreclosure by judicial proceeding and sale of the Property. You have the right to assert in the foreclosure proceeding the non-existence of a default or any other defense to acceleration and foreclosure.

Additionally, on default, it is my intent to exercise the rights described in the Rented Property Addendum.
