i was wondering does anybody know of a good hard money lender that
will finance 100% for an investment property ? located in texas would
be ideal.

I saw your request in the forum section for hard money lenders in Texas. I am a hard money lender in the DFW area. My LTV is 70% of after rehab value (ARV), meaning, if a property is worth $100,000 ARV then I will lend you $70,000. If you get the property under contract for less than $70,000, lets say $60,000, then that leaves you with $10,000 to do repair, and you have 100% financing. In some cases I can lend a little more than the 70%. Let me know your thoughts.
