Default Land in South Carolina

Hi I'm Chris from South Carolina.

I sell timberland, farm land, and other rural property in this great state. Originally from North Carolina, I moved to the upstate (western portion) of SC a few years ago, and love it. My wife and I live in Abbeville County, which is primarily a very rural setting.

I've been selling land for the past two years, and work for a forest consultant at the same time. I've sold tracts as small as 15 acres and as large as 322 acres. Most of what I've sold has been timberland.

Prices per acre vary in our area, depending on what type of land you are looing for, the size of the tract, and of course the location.

Let's say you wanted 25 acres of land in Greenwood or Abbeville County. With good timber you may expect to pay from $2,000 to $2,600 per acre.

If you're looking for 25 acres of pasture land you can expect to pay $3,500 to $4,000 per acre.

The more land you buy, the more the per acre price goes down. A 200 acre tract with good timber may go for $1,700 to $2,300 per acre.

When you buy timberland you win in several areas. The land is constantly gaining value over time. The timber is growing, so it gains value over time. Not to mention you will usually thin your forest a few times during your ownership, depending on the tree's age and growth rate. You don't have to clearcut to make money off of timber. Also, timber prices continue to rise. Our sawtimber prices on a unit basis have grown by as much as 20% in the past couple of years.

One of the best things about owning land is you can enjoy it while it's gaining value. Depending on the tract, you can hunt, fish, camp, or do about whatever you want to. These are things you can't do in a rental house.

I've come to believe that land is one of the best investments you can make.
