So: What was your biggest mistake investing?

Buying a house that wasn't a great deal just because it was on the same street as a house I already owned. We got caught up in increasing our holdings in that area, and we regret buying that house.

Although, we're about to sell it at a profit, so I guess it isn't all bad, but we lost money trying to rent it for the last couple of years.

not that it's easily forseen, but we were so anxious to get rid of a property that we sold it immediately instead of holding onto it. If we'd have just waited a few months we could've increased our profits considerably.

I also think that 100% financing is often a big mistake. Interest rates are killer and you pay so little toward the principal that one downturn of the market could put you upside down on the house.
