Default Easy-Qualifying No-Down Properties Available

Fellow Investor,

We have a list of homes that are all available with Seller Seconds. The benefit of buying a home with a Seller Second is it will allow the buyer to qualify with a much lower score than they normally would for a zero-down purchase. Also, we normally will include seller concessions on our deals to further help reduce the need for cash! These prices are usually still below market, so your still getting the home with equity built in.

So, the mortgage company will write the 1st mortgage up to 80 or 90%, and we will hold the other 10 or 20% in a Seller Second.

My mortgage people tell me that they can (with our 20% 2nd) qualify an investor with a 590 score, with no tradelines, no VOR, and Stated Income (if you are not sure what all this means, I can tell you it this way – almost everybody can qualify to buy an investment property with our program)!

Talk about opening up possibilities! On many of the deals we will even give Seller Concessions (of 3% or 6%) to cover some or all the closing fees and/or escrows!

We will also PAY YOU a Referral Fee if you refer one of our properties to another buyer, with or without the Seller Seconds.

Owner Occupant buyers can get into one of our homes with a credit score as low as 500!

If you have a client looking or even a better deal, and they can qualify without the aid of our seller second, or the seller concessions, great! They get the even better “cash price” and you still receive the same Referral Fee.

Each week we send out our list of available properties.

The list is broken down into four sections:

1). The Property Information Section;

2). Referral Fee;

3). Price of Home WITH TERMS (80/20 or 90/10 and the amount of Seller Concessions);

4). Price of Home W/O TERMS (Paying All Cash or getting a New Mortgage).
