HUD and foreclosure lists are old and chery picked . the key is to find them pre foreclosure .
Find out who does field service in your area . They inspect houses long before the foreclosure is final . and even have to interview owners who are delinquent.
I actually hired a guy to do field service for me just so I could get the leads first and pick through the info first . they don't make much and will gladly take a little money for info

Interesting! I agree it's key to find them in pre-foreclosure for the best deals. We did happen to find one in foreclosure that was actually even listed on MLS, but I don't expect to get that lucky again.

try gettgin in touch with fidelity national field service and telling them you are inteested in finding thier rep in your area to help help you maintain a couple properties .. he will have lists of lists of preforclosure foreclosures pre listing with hud etc.. and he will be poor and will be willing to help you out with some info

like I said if you can even prove any construcion etc exieience it might not be a bad I dea to become a rep for them in your area and hire someone to do the actual inspecting for you . I had a guy inspectng around 6000 listings a month
