I have been reading about some real estate courses where they say that probate real estate investing work because the heirs are motivated to sell to pay of any property debts and will sell quickly for huge discount.
My question is why don't they just list it with an agent?
If it's such a discount someone will buy it?

it's been my experience that a family typically wants to sell ASAP because of fear the property may become a burden, especially if there is a mortgage or upkeep involved. The family may not want to put in the time to list it with an agent because of the uncertainty that it may not sell, even at a discount. Some real estate investors can close in as little as 5-7 business days, and that can be a huge relief to a grieving family.
