Default Investing Strategy for this Property

Property info

3 bedroom 1-1/2 bath, fenced yard owner wants 75k, comps range 98-110. Its in move in condition and does not need much cosmetics outside of paint.

What would your enter and exit strategy be?

My choice would be to get a conventional loan 95% ltv, Rent for between 800-900 a month(cashflow 275-300 a month). Hold it for a year or two. refinance at 80% after 6 months of seasoning. (cashflow would drop to around 200) & use the tax free money to look for another deal.. After the holding period of a year or two sell it for 105k and profit 20k.

Opinions are welcome..
