Personally, a good buy and easy tenants that pay there rent on time 90% of the time.

It's an investment, it always takes a little work...

I think the key is due diligence. Make sure you know all you can about the condition of the property before you buy; there can be some nasty surprises. Also make sure you understand the local rental market. It may be a great house but if you can't rent it for the amount you want/need, you're going to have a problem.
