1. Retailers-Investors to sell my deals to/with when my primary investor is
over-positioned.
2. Scouts that can find deals at 20 to 30% discount of FMV, when the deal is
right we can move FAST.

We have been in S. Calif RE for many years and are holding a number of long
term commercial residential properties (apts). We are now looking to do
select high margin deals that we will scout and perform all due diligence.

Our main focus is in distressed starter properties that need super fast
closing and cosmetic rehabbing.

Looking for retailer/investors with their own cash ($150k to $350k) that can
move fast.
Looking for scouts for properties in SFV, LA, Ventura County.
