Even if in poor neighborhood, you may find houses 30% lower in price than good neighborhood, you should still avoid them because renting in slums is like fighting with poverty. No decent tenant will rent in poor communities, so, you may be stuck. My rule is always find lower priced homes in new or good communities. But never slums like in inner city or downtown area. However, the situation may be excepted if you engage in "lease option" business. That's entirely different strategy.
