Default Duplex - $760 postive cashflow

DUPLEX FOR SALE- Northwest Indiana

This is a 2 bedroom 1 bath-each unit. It has new electric, new vinyl siding, new facia and gutters and is available now. This property has very high cash flow! We will manage the property for you, if you’re an out of state investor. We’ll also find the tenants for you, screen them and take care of any aspects of property management, that might be needed.(1 time fee involved for placing tenants).

Here are the numbers* on the unit:
Purchase Price = $58,000.00
Rent = $1100.00 per month (550.00 per unit)
Insurance = $70.00 per month
Taxes = $80.00 per month
Property Management = $110.00 per month
Water and Sewer = $80.00

There's a 3rd bedroom in one of the units but it's small. We may be able to throw a closet in it and raise the rent in the one particular unit by $50-$75.00 per month. If we do so, it would raise your cash flow to $835.00 per month.
