Thumbs up Flip Those Short Sale Deals For Fast Cash...

Wouldn't it be sweet if when you find one of
the many banks willing to discount mortgage
loans... and at the same time find a buyer for
that property...you could just put the two
together and collect a profit?

Basically you would just be acting as a middle
man. You would arrange the deal and then
look at what will happen...

You would do a "double close"
(sometimes called a back-to-back close).

Your new buyer would deliver cash from a
new mortgage loan to your closing agent.

Your closing agent would take a portion of
that new cash and pay off the discounted
old mortgage loan.

Get it? You would produce the ready cash
at the close?exactly when it would
be required to satisfy the lender.

Your closing agent would then smile as she
handed you a nice fat check...the difference
between your discounted purchase price and
your new selling price.

The knowledge to do short sale flips will turbo
power your foreclosure deals, because you
don't need the tens of thousands of dollars in
ready cash that terrorizes other investors.

Midwest meaning what area? I am in Texas, I guess that would considered the Southwest. But I deal with my investor over the phone all the time anyway, it really wouldn't matter where he was. I guess you would have to find a local appraiser though.

Yes, seasoning would definitely be an issue. This would not be an easy loan to get.

Default Seasoning Issues

Why not find lenders who don't have problems with seasoning issues? Here's one I just used: FundandClose.com They're good for investor (hard money) as well as owner-occupant loans. There are others (quite a few, in fact) you just have to dig them up. Have you gone to your REI Club & asked around?
