Would you consider a separate forum within this site for those that have course material, or mentorships etc. for sale to peddle their wares. Then restrict the regular forums to questions and free answers. It appears like there is a large percentage of the posts so far that are ads for anyone that' compiled a bunch of notes, and now have something they think others will pay for.

Yes, we will be opening some new forums in the near future to accommodate people with good real esate system, software, materials, etc. and who wants to recommend their products to others.
