The Buy And Hold Theory

You can get rich in real estate by just buying and holding a property
for a long period of time. The technique does not require much
knowledge other than selecting a well located property, have a long
term financing locked, and managing the property with care. The
larger the property you purchase, and the smaller the down payment
the richer you get. Here is how it works.

Your return on investment comes from 3 sources

1) Tenants pay you rent. You pay expenses. What is leftover is your
first return and the least significant in terms of producing wealth,
and the most significant in terms of continuing to hold the property.
Let us call this amount Cash Flow.

2) When you make your mortgage monthly payment, part of it is applied
to principal payment and reducing your debt. This amount increases
month after month. The longer you hold, the better off you are. Let
us call this amount Principal Payment.

3) With inflation around since Adam and Eve, it is almost a sure bet
that your property will increase in value. Let us call this amount
