Default REIT Parnering Program on Net Lease Construction for Experienced Developers

There is an interesting twist at a larger well capitalized REIT into net
leased financings.

Essentially, the REIT is now offering to fund 100% of all project costs of a
construction program on a on a non-recourse basis----but only for highly
experienced Developers in the net lease world.

In return, the REIT will negotiate to receive a preferred return on its
capital and a significant piece of the transaction, including an "exit strategy'
contemplating a sale at project stabilization.

The product types are to be eitherindustrial, retail and office.

Their program is targeted at transactions from $2 million to $50 million.

The rationale or marketing "hook" of the REIT pragram is in placing the full
financial strength of the REIT behind the Developer on the build-out---- in
return for a negotiated compensation.
