Standing back from the fray, there seems to be an emerging industry niche
into real-estate related assets or transactions which are generated by
post-secondary educational institutions, i.e. Universities and Colleges.
A small number of national investment groups are organized to pursue sale
leasebacks, or to do student housing properties, or to fund research parks and
research & development properties, or to do ancillary parking.
The critical mass seems to be at about a minimum of 10,000 students, faculty
and supporting staff.
In general. equity investments --variously through outright outlays,
structured debt or joint ventures--have run the gamut between $1 million to $15
And with some groups feeling newly comfortable in the arena, a selected
number of lenders have now stepped to the plate.
