Austin Investment Property ?The Right Time To Invest

Austin, the state capital of Texas, with a population of more than 690,000, is the fourth-largest city in Texas and the 16th-largest in the United States. Deep in the heart of Texas, and representing the best in America, Austin - with its diverse scenery, hills and lakes, and comfortable weather, in addition to multicultural outlook, and an enthusiastic business climate - is bucking the national trend in real estate. Austin investment property is growing rapidly.

This is the right time to invest in Austin investment property. Despite the aftermath of the recent fallout of disaster of national proportions, Austin area home values have held up well through that disaster, the stock market difficulties, and the tech industry layoffs. Of course, it is never easy to predict what the future holds, but the presence of historic data on the trends of real estate in Austin shows that it is the right place for investment property.

The sales of Austin investment property have significantly gone up, and the investors are finding excellent properties to suit their needs. As per the records of Texas A&M Real Estate Research Center, the annual average appreciation of real estate prices in Austin, in the last 15 years, has been 6.25%.

In the aftermath of 9/11, four economic realities affected real estate in many of the fine cities of the United States:

  •  The IT industry bust
  •  High tech industry layoffs
  •  Stock market bust
  •  Economics post 9/11

However, all this had no adverse impact on the real estate health in Austin, with the sales remaining consistently the same, and appreciation in the prices.

Investment Properties in Austin

It is always very difficult to judge which real estate investment property is the perfect one, and so is the case of Austin investment property. There are many choices you have in real estate investments, such as a Single Family house, a Duplex, or a Multi-Family property. These are all great as an investment property to increase your net worth.

Before putting your money in an Austin investment property, you need to decide whether you wish to consider the property as a short term, or a long term investment. What are your intentions? To buy the property as a short term investment, improve or renovate it, and then sell it off fast to make a quick profit, or to hold on to it as a long term investment, by improving it and putting it out to rent.

Austin Investment Property - The Advantages Of Buying A New Property

Though you may have to wait to move into your new home, there are certain advantages to buying a new investment property in Austin.

  • More Energy Efficient ?The new homes in Austin are more energy efficient. New improved heating systems, new improved cooling systems, a greater use of insulation when building homes, installation of better windows, all contribute to lowering your energy consumption, and hence the bills. New homes in Austin use half the energy of the homes built before 1980.
  • Requiring Less Maintenance ?With the advancement in the technology of building materials, new homes in Austin require less maintenance. Pressure treated wood is resistant to rot and insects, and the sidings and trim never require to be painted ?cutting down maintenance costs.

  • Extra Amenities ?Obviously, the new homes in Austin come with modern in-built amenities, such as dishwashers, refrigerators, and other appliances in the kitchens; large mirrors, medicine cabinets, and other storage cabinets in the bathrooms; and increased electrical outlets to accommodate cable TV, telephones, and other electrical and electronic appliances.

  • Safer ?The new homes in Austin are safer. The electrical systems are compatible with the increased electrical demands of a modern home, making them safe against any fire. Better smoke detectors, hard wired on all levels of the new homes, along with ground fault interrupters for bathrooms and kitchens, make the house safe from fire and electrocution.

  • More Space ?Older homes are more spacious, though with fewer rooms. Some would prefer a bedroom with ample space than being cramped up.

  • Quality Construction ?Older homes are known for the quality materials used for construction, such as slate roofs, plaster walls, hard-wood floors, etc, which are practically non-existent in new homes.

  • Better Landscaping ?The trees, shrubs, and flowers planted by previous owners would present fewer landscaping problems. Moreover, the older homes in Austin are unique in design, giving the neighborhood a lot of character.
