It took a tragedy not far removed from Wayne Rogers to wake him up when it came to money and how to handle it. According to an interview he gave to the Financial Intelligence Report, Wayne had first met Peter Falk when the two shared a room in New York City. Falk, an accomplished film, stage and television actor, later suffered a financial trauma not uncommon to many other celebrities. In the 1970s while both the longtime friends were living and working in Hollywood, Peter Falk became a victim of fraud.

Recently I closed on the sale of two homes. They were located about a mile apart and had comparable market values. However, beyond these two similarities, the two deals were very different from each other. Let me discuss in more detail the similarities and differences of the two deals.

I heard about some apartments for sale in July and I almost walked away from them. Really for a 1st deal I am looking for a 2br/1ba or a 3br/2ba, something "easy" for a 1st time deal and a novice investor. I went ahead and did a drive by, saw that they were two 4 plexs not some large "Lindsey" style apartment complex. After the drive by, I went to the courthouse and pulled the property card, and saw that the county had the last appraisal (from 2 years previous) at $221,746.

Found the property by referral from our postman. Elderly owner, who had lived in the house for 50 years, had moved out-of-state to be with her daughter. I sent her a letter and the son-in-law called me and said they were going to sell and the neighbor had made an offer of $82K. I said I could do better, didn't need financing, could close in a week, would take it "as is", and wanted to purchase it for my daughter. Coincidently the son-in-law was coming in town to see the house and could meet me there in two days.

Built our dream home. We saw this picture in the Home Magazine and we knew we had to build this house. Of course it was big, almost 4000 sq ft. We bought the land for $100 down and $231 per month. It was 6 acres for a total of $27,000. When we first saw it for sale I said to myself if we can only get back to this creek that would be really neat. Boy was I surprized when there was 5 more acres behind where I wanted. The owners employee, Charles, told us that it had been sold and some others were still available. We looked at others but none to our liking. Then Charles called and said that the attorney had decided not to buy after all and we could get it.
