Investment property loan is the thing that finances your real estate investment in property. If you are planning to take investment property loan, you have many alternatives available to you. It may include savings and loan associations, savings banks and commercial banks, thrifts and loans, and credit unions, etc. These are just the traditional sources. Other sources to get investment property loan include insurance companies, mortgage bankers, finance lenders, pension funds, mortgage trusts and investment trusts, securitized mortgage loan pools, and even private individuals. Following are some of the types of an investment property loan.

Investors with Large Income
Many alternatives for investment property loan are available only for the investors with large income, or very strong tenants, or substantial institutions. Such alternatives include Syndicate equity financing, commercial loan, bonds or stocks, long-term lease, exchange, sale-leaseback, and security agreements etc. These alternatives offer an investment property loan for the real estate investor without requiring them to use mortgage financing.

Investors with Lower Income
For lower income groups, retirees and minorities, there is an attractive alternative in the form of sub prime real estate loan. You can find many real estate equity loan companies who lend money through such loans. However, there might be a sharp inclination in cost or interest rate in such loans in later stage. There are certain pros and cons of this type of investment property loan, but it is still the best alternative for those who have bad credit ratings and want to acquire investment property loan.

Short-term Loan
If you are looking for a short-term investment property loan, nothing can be better than bridge real estate loan. The greatest advantage of this type of loan is that it does not require you to repay the principal until you pay off the loan. However, this alternative is open for only those people who have good credit history. This type of investment property loan is generally taken for renovation and repositioning of the existing property. Bridge loan is also advantageous if you are looking for an investment property loan to meet the development of your new property. However, you need to be very careful while deciding about the structure and pricing of this loan. Make sure that it suits your risk profile.

Government Investment Property loan
Another alternative is Government investment property loan. This type of loan does not require any specific income limit. One of the greatest advantages of this type of loan is that it does not require you to make any down payment. Moreover, if you are comfortable and wish to prepay the loan, you can easily do the same, that too, without any additional charge. Again, it does not require you to pay any monthly mortgage insurance premium. What is more, you can also find many such loan schemes, especially designed to consolidate debt.

Equity Loan
When it comes to acquire an investment property loan at lower interests, equity loans prove a great alternative. In comparison to other types of investment property loan, an equity loan schemes provide loan at lower interest rates. You can use an equity loan for various purposes. It may include debt consolidation, home improvement, or even vehicle purchase or any other urgent requirement. The greatest advantage of equity investment property loan is that you can use this loan as deduction against taxes. Moreover, you can borrow a either a specific amount or even the hundred percent loan against the value of your property. However, you need to be very careful while you go for an equity investment property loan because there is always a chance of interest rate fluctuations in such loans. Therefore, it is always prudent to go for a fixed rate equity loan. This way, you can easily plan and budget your commitments. Still, you must do your research before acquiring such a loan because you may need to make a large down payment, or sometimes it may even require you to pay a heavy amount as closing costs. Therefore, do your research and make sure that the loan suits to your requirements.

Hence, here we see, when it comes to acquiring investment property loan, there are many alternatives available. Various alternatives are suitable for various purposes. Each one has its own pros and cons. Therefore, while you are making your decision regarding the same, make sure that you understand all the terms and conditions properly. Make sure that there are no hidden costs otherwise the loan may prove very expensive for you.
