Heating Oil Addendum

When you rent a property from ___________________________________ that has an Oil Furnace, the oil tank will be filled. During the heating season, as you use the oil to heat the house, you will need to have the supply tank refilled.

Do not let the oil level get below the one quarter (1/4) mark. Oil tank gages are not that accurate and you may be close to or even out of oil. NO OIL = NO HEAT This can also lead to the furnace sucking oil sludge off of the bottom of the tank, causing the burners to not fire properly. This may cause you to use more oil than needed to heat the house. Oil sludge may even close off the oil line requiring a furnace service call. When you move in, the furnace is in good working order and the oil tank is full.

It is the responsibility of the tenant to maintain the furnace in a good working order and to see that tank is filled to the full mark when he/she moves out. A dated copy of the paid oil bill that was received for filling the tank to the full mark, is to be given to the landlord/property manager. If the tank is not filled when the tenant moves out, landlord/property manager will have tank filled and bill the tenant for the heating oil.
