Particular agreements—Alterations and new construction work.

Plans and specifications for Tenant's Work must be submitted by Tenant to Landlord within 15 days of execution of this Lease Agreement. All such Tenant's Work shall be subject to Landlord's approval and acceptance, which shall be a condition to any reimbursement provided in this agreement.

1. Floor slab, vinyl asbestos tile in retail area or carpet allowance of $_____ psf, all floor covering to be left as a permanent fixture of the leased premises
2. Sealed concrete in storage area

4. Interior demising partitioning, taped and bedded
5. Final coat of paint in retail area only
6. Standard suspended, acoustical, grid ceiling system with lay-in tiles in retail area only
7. Rest room facility in accordance with applicable City Code requirements _________ _________

a. Rough-in plumbing

b. Sanitary Sewer

c. Natural Gas

d. Hot water heater
10. Heating, ventilation and air conditioning (HVAC)

a. One _________ ton HVAC unit, or size as calculated by Landlord, whichever is less

b. Roof penetration for HVAC unit as per Article _________ of the Lease Agreement

c. Air conditioning screen as required by City Code
11. Lighting:    

a. _________ 2˘ × 4˘ lay in fixtures

b. _________ dual tube strip fluorescent fixtures
12. Rear exit metal door where required by City Code
13. Cross partition with cased opening
14. Signs subject to Landlord's approval (size and other criteria to meet applicable City Code as well as Landlord's sign criteria)
15. Trade fixtures, shelving and other work necessary for retail operations
16. Application for separate metering of applicable utilities
17. All additional work not stated above
18. Plans and specifications for construction

 

The cost of any and all work not specifically delineated as Landlord's Work, or any increase in cost resulting from subsequent changes, shall be the responsibility of and paid for by Tenant.

Tenant shall apply, or cause to be applied for, a Certificate of Occupancy upon notification by contractor or Landlord that the Demised Premises are ready for occupancy.
