SACRIFICE on this farm, located about 20 miles north of St Joseph, with 32 acres (28 in Dekalb and 4 in Andrew County) with older farmhouse, double detached garage, outbuildings, and the river (Third Fork/Platte) winds through the property. You can disconnect the portable for even more space in this huge kitchen.
Home has 1000 gallon propane tank included (and whatever propane is in it). New roof in 2006 with 40-year shingles. Has (older) hot tub on enclosed back porch. Beautiful sunsets out the front door, sun rises over the river. Several apple trees and a pear tree and grapes. Plenty of room for a garden.
House is on a gravel road, and it is the county line road, so it hasn't really been a problem in the winter the 5+ years we have been here.
WE ARE SELLING AS IS, THERE IS WORK TO BE DONE, but the house is certainly livable, much of what needs done is cosmetic/updating. Enclosed back porch has leakage and the ceiling and a wall need to be replaced.
You can farm the land, enjoy hunting/fishing, or rent out the cropland as we do. We need to move back to "the city" for convenience reasons, although we love it out here.
Realtor said we could get $150,000-160,000 even if the house was barely livable, so we are offering it for less so that we can hopefully make this a shorter process, but we are flexible.
