5BR/2BA, two-story 1970's home with around 2300sqft sitting on 12 acres. Taxes are around $550/yr.
The house sits on a concrete slab with no basement or crawl space. The bottom floor is living room, dining room, kitchen, utility room, 1 bedroom (we use as an office), a bathroom with shower, and a brand new Buck wood stove insert that was installed in the fireplace last fall. The bottom floor has new flooring. The bottom floor also includes built-in book cases in the living room, a pantry, coat closet, storage area, and a kitchen that was completely brand new less than two years ago. We tore everything out of the bottom floor except the fireplace brick part of the bathroom and renovated it from floor to ceiling. Another fenced area adjacent to the electric fencing includes a fresh water pond with a small building for cattle to get in from the rain. The property is just up from the Niangua River.
The property has apple, pear, peach, plum, and cherry trees. There is a row of about 15 or so pecan trees dividing the house/yard area and the west pasture. Underneath the pecan trees are huge bushes of autumn berries that are healthy and delicious. There is a berry patch that includes Raspberries, Elderberries, Chokeberries, and Blackberries and a separate Strawberry patch. We've also planted some grapes and got our first grapes this season.
Springfield is only about 35-40 minutes away, and Buffalo is only 10 minutes away. If you offer full price, there are several items we will include with the property such as all new flooring for the top floor, a 40hp Massey tractor with several implements, a John Deere garden tractor, jon boat and trailer, a few cords of wood already chopped and stacked, all the animals (goats, chickens, a couple of cows), and much, much more, but you must act fast before these items are sold.
